A Glimpse into Lakeview’s History

Lakeview’s roots trace back to the 1800s, when the area was made up of family-owned farms. In 1915, a military flying school was established south of Lakeshore Road to train pilots during World War I. During World War II, Lakeview became home to both military housing and a large-scale weapons manufacturing facility that supported the war effort. The 1950s marked the beginning of suburban development, with the introduction of subdivisions such as Applewood Acres and Orchard Heights. For decades, Lakeview was known for its power-generating station that dominated much of the waterfront—until its closure and the demolition of its iconic smoke stacks in 2006, paving the way for future redevelopment.

There’s a common theme throughout south Mississauga real estate, and Lakeview, much like Clarkson and Port Credit, is going through a renaissance of redevelopment. Due to a growing population and rising property values close to the lake, Lakeview is in high demand for buyers looking to renovate homes or to simply invest early and take advantage of the future development. Many of the lots sizes are smaller, constricting home sizes, but sometimes double lots have been purchased and zoned to allow larger homes. There’s a lot of commercial redevelopment as well, which is an excellent sign for the confidence in the area’s value and growth potential. The general consensus is that Lakeview is an excellent place to invest for long-term growth, and the lakeshore redevelopment will do the same thing for Lakeview that has already happened in Port Credit.

Lakeview is also home to several Homeowners’ Associations (HOAs), which play a crucial role in ensuring that residents have a voice in local municipal affairs. These associations help foster a strong sense of community, with residents actively looking out for one another and working together to ensure the neighborhood’s continued success and well-being.

Historically, Lakeview has had a less diverse population, with the majority of homes being single, detached houses on small to mid-sized lots. However, as the needs of the city evolve, redevelopment plans are introducing a variety of housing options, including stacked homes, townhouses, and condominium apartments. This shift is opening up opportunities for more individuals to enter the Lakeview housing market, and as a result, we can expect a more diverse and balanced neighborhood profile in the coming decades.

Score Factor 1: Housing Characteristics

Much of Lakeview is full of pre and post war brick bungalow homes but this is beginning to change quickly. Renovations in all areas of the village have dotted many streets with a variety of home styles and designs. It feels very much like Etobicoke in this regard. Many of the streets, especially in Orchard Heights and Applewood Acres do not have sidewalks, as that was the design of the time. As the lakeshore is redeveloped, there will be a emphasis placed on building high rise condos, stacked homes and town houses as well.

Pre & Post War Homes

The majority of homes in Lakeview are split-level and bungalow-style detached homes, with a few semi-detached options scattered throughout. These homes are situated along mature, tree-lined streets, adding to the area’s charm and appeal. Many properties feature large lots, offering plenty of opportunities for renovation or redevelopment, making this a prime location for those looking to invest in enhancing their homes or creating something new.

Custom & Renovated Homes

Where small pre-war homes once stood, new custom homes are now emerging throughout the village. These modern homes blend the charm of the area with contemporary design, and the design preferences are split fairly evenly between French Provincial and Modern Contemporary styles. Modern finishes have replaced traditional ones, with stone veneers and neutral tones like grey, taupe, and black trim becoming popular choices, replacing the classic red brick and white trim. Many of these new builds feature double-car garages, a significant upgrade compared to the older homes that often had no garage at all. Inside, you’ll find open-concept floor plans, spacious kitchens with islands, large great rooms, master suites with private baths and walk-in closets, and all the modern amenities you could ask for. These homes offer the luxury of modern living, while being nestled in quiet, tree-lined streets of a historic waterfront village. It’s the perfect blend of new and old, where you can enjoy the best of both worlds.

Orchard Heights

Orchard Heights is a unique and special neighborhood, ripe for continued renovation and development. The area is primarily made up of wide bungalow homes on spacious lots—truly a renovator’s dream. Many of these homes have retained their original footprints while being updated with modern finishes and contemporary colours. However, an increasing number are being replaced with expansive two-storey custom homes. Located conveniently along the QEW, demand for these wide-lot homes is expected to remain strong. Orchard Heights also boasts its own Home Owners Association, which plays a crucial role in ensuring that the community’s needs are heard in municipal affairs and that any local projects are handled with the residents’ interests in mind.

Applewood Acres

Applewood Acres is another historic sub-neighbourhood, known for its towering mature trees and a timeless sense of charm. The homes here were primarily built between the 1930s and 1960s, consisting mostly of small 1.5-storey brick houses. Over the years, many of these homes have undergone renovations, and this trend is expected to continue as property values remain strong. Applewood Acres is home to a dedicated Home Owner’s Association, which provides residents with a platform to voice their concerns in municipal affairs and ensures that the community’s needs are effectively represented.

Score Factor 2: Community Vibe & Amenities

One challenge that has kept Lakeview from developing into its own Urban Village like Port Credit is the absence of a pedestrian-friendly “Main Street.” While Lakeview residents undoubtedly have a strong sense of community, the neighborhood lacks a central gathering point. Lakeshore Road is gradually being redeveloped with modern commercial spaces, unique shops, and stores, but large sections still feature remnants of low-density industrial businesses or outdated structures from the power plant era. These areas were never designed to be hubs for festivals or leisurely strolls, and parts of Lakeshore Road are still not ideal for family buyers. However, this is all set to change, and by 2025, Lakeview will look dramatically different. For now, this transition is why property prices and demand remain slightly lower than in Port Credit, despite being closer to Toronto. The transformation is well on its way, but it’s not quite there yet.

Lakefront Promenade

The Lakefront Promenade is an expansive waterfront system that links seven parks and green spaces, stretching from Port Credit to Etobicoke. It also connects two marinas and forms part of the Ontario Waterfront Trail, which extends all the way from Hamilton to Oshawa. Currently, there is a section near the old power plant lands that runs along Lakeshore Road. However, once redevelopment is complete, the Promenade will seamlessly connect to the new lakefront village via newly accessible public waterfront lands, eventually linking to Marie Curtis Park.

Cawthra Park Secondary School has consistently excelled over the years, earning a strong reputation across the region for its exceptional Art and Drama programs.

Blythe Academy, a private school with two campuses on the border of Lakeview, is recognized as one of the best private schools in the Greater Toronto Area. Private schools like Blythe Academy are not included in the Fraser Institute School Rankings, so it’s important to conduct your own research to ensure you’re satisfied with their academic performance.

Its prime location near the water has attracted significant investment, with both homes and businesses undergoing revitalization, much like the transformation Port Credit experienced two decades ago. In my opinion, Lakeview is poised for continued growth, and its long-term demand presents a great opportunity for those looking to invest in the area.
