Community Vibe

and Amenities

Score Factor 2: Community Vibe & Amenities

Pros:
Applewood boasts a central location, offering excellent access to transit and nearby amenities. Being in east Mississauga, it provides quicker access to Toronto compared to other neighborhoods in the city.
Cons:
As a typical suburban neighborhood, many homes in Applewood have a similar design and aesthetic, which may lack variety. There are areas along Bloor and Dundas with large concentrations of older rental apartments, which may not be visually appealing.

Parks, Paths & Trails

Applewood boasts several parks and green spaces that are scattered throughout the neighborhood, offering residents plenty of opportunities to enjoy nature and outdoor activities.

Shopping

There’s no shortage of shopping options along Dundas, with new power centers located east of Dixie. Local shopping plazas and essential amenities can be found at key intersections throughout the area. A unique gem is the Mississauga Chinese Centre, which spans over 100,000 square feet and features stunning traditional Chinese architecture. Visitors are drawn to replicas of the Nine Dragon Wall, Soo Chow Garden Pavilion, the Fortress at the Great Wall, and intricate stone sculptures. The center attracts both shoppers and tourists daily, offering a variety of restaurants, a supermarket, small shops, and other businesses.

Schools

Quality and Rankings

Score Factor 3: Quality & Ranking of Schools

Pros:
Rathwood is an excellent neighborhood for both public and Catholic high school options. Glenforest Secondary School (for residents east of Tomken) is one of the top high schools in Mississauga. John Cabot Catholic Secondary School (for residents west of Tomken Rd) is also among the best in the city. Additionally, Philip Pocock Catholic Secondary School and Applewood Heights Secondary School are both highly regarded and have recently seen improvements in their performance, making them great choices for students.
Cons:
There aren’t many drawbacks to this neighborhood, especially when it comes to schools—whether you choose public or Catholic, you’ll have access to some of the best educational options in the area.

Affordability

Compared to Other Villages in Mississauga

Score Factor 4: Overall Affordability & Value

Affordability:

Home prices in Applewood are slightly above the Mississauga average, but when compared to other areas in east Mississauga or Etobicoke, Applewood presents a great opportunity for the average family buyer. An increasing number of my clients are choosing to move into this area because it still offers affordable detached homes.

Value:

The best value in Applewood can often be found in homes that require cosmetic updates. As an older neighborhood, Applewood offers larger lots compared to newer areas. By investing in interior updates to bring the home up to modern standards, you have the potential to create a highly sought-after property.
