I don’t think I’ve seen a neighbourhood anywhere in the GTA that has grown so fast, or undergone such change in the past 20 years as the Mississauga City Centre. In the 1980’s there was only Square One, a handful of office buildings and the condos along Hurontario Rd and the rest was fields. In 1987 the Civic Centre was built, and the condominiums along web drive in the late 80’s and early 1990’s. In the past 20 years many more buildings, amenities have been built in the area giving it a downtown feel.

City Centre boasts the highest concentration of amenities in the city. For shopping, you’ll find Square One, Sussex Centre, and numerous smaller retail spaces located within the major condo developments.
Key amenities include the Central Library, Celebration Square, the Living Arts Centre, the YMCA, Sheridan College, Playdium, and two movie theatres. The area also offers a variety of restaurants, making it an exciting and vibrant destination at all hours of the day.

Score Factor 3: Quality & Ranking of Schools
Schools tend to be less of a priority for homebuyers in the Mississauga City Centre, largely due to the prevalence of condos that are typically less family-oriented. Father Michael Goetz Catholic Secondary School stands out with strong performance, ranking in the top 30% of high schools across Ontario. A small section of the area southeast of Hurontario and Burnhamthorpe falls within the John Cabot Secondary School district, which is one of Mississauga’s top high schools. The Sheridan College campus is also located nearby, offering access to post-secondary education opportunities.
The Mississauga City Centre area falls within the TL Kennedy Family of schools. Unfortunately, TL Kennedy is among the lowest-ranking secondary schools in Ontario.

While the area is safe and offers many positive qualities, there are factors that may not appeal to all buyers. Today, many buyers prefer brand-new, low-maintenance homes with modern features, often favoring all-brick designs. In Meadowvale, both homes and yards typically require upkeep, which may not appeal to those seeking a more hands-off lifestyle. However, if you enjoy larger lots, mature trees, and don’t mind a home that isn’t brand new or all brick, Meadowvale offers great value for your money.
